Furnished Rentals Terms and Conditions
Before making your reservation please review all of our terms and conditions.
When you make a reservation with Jensen Properties International you accept our Terms and Conditions, Reservation Conditions and Cancellation Policies.We are committed to providing our clients with quality service and professionalism; therefore it is important that our clients understand the processes here before committing to a rental.
Upon arrival we will meet you at the property, assist you during your stay and personally check you out upon departure. We highly suggest you utlize our recommended car services to greet you at the airport providing safe and seamless travel into the city. They are also available for personal services during your stay and will assist you on your airport departure.
At check-in we will provide useful information on the neighborhood and showcase the features of the property. At this time the rental contract and inventory are reviewed with you. You are required to sign both the contract and inventory as well as make payment for the rental balance owed and security deposit as outlined in your reservation paperwork.
Reservation Conditions
Reservations require at least a 20% reservation deposit (sometimes more). Reservations are subject to confirmation and the Reservation Deposit is non-refundable 30 days prior to check-in and for all weekly or high-season rentals (November 15-Febuary 15). The Reservation Deposit may be made via Pay Pal, US bank transfer or in person with U$D. Once you have confirmed the dates of your booking you have 24 hours to make your Reservation Deposit and secure your dates. After 24 hours, reservations will be confirmed only after required payment amount is made.
Most of our properties may be reserved for a minimum stay of 7 days, but we do have some more high-end rentals that also rent daily. The maximum stay is at the owner's discretion, but can be no more than 6 months with a temporary rental contract; there is usually a renewable option (in accordance with applicable legislation in force) for longer terms.
Rental Fees
While the Reservation Deposit, which is applied to the rental balance owed, may be paid electronically the balance of the rental fees owed at check-in must be paid in U$D; this is non-negotiable for most of our rentals. Under no circumstances are you to show-up to your arranged check-in without your rental fees in full. Unless pre-arranged your rental fees are due in their entirety in U$D. If you have arranged to pay partially in pesos then please have these funds with you at your agreed check-in time (i.e. please do not arrive and ask where the nearest ATM is located). Argentina is a "cash society" for many reasons, but mainly due to the many economic changes over the years. As a result the majority of apartment owners only accept cash. If there are other options for the apartment you select you we will let you know prior to making your reservation.
Rental Agreement
All properties require a legally binding rental contract and most also have an inventory list will be signed by all parties at check-in. A passport or national ID must be presented along with the balance of all fees in the agreed upon currency or payment option on or before check-in.
For all reservations a administration fee of $35 is applied to each transaction. The tenant will also be required to the agreed upon security deposit (see below). If there are damages, the tenant shall pay them in accordance with the cost set forth in the inventory. JPI oversees this process in order to assure there are no damages illegitimately applied.
Check-In/Out Conditions
JPI offers reasonable office hours 7 days a week from 9AM-6PM. For any check-ins/outs that are to made outside of reasonable hours of operation, during public holidays, from December 15th to January 15th or for last minute rescheduling at the request of the guest a fee of U$D50 may be applied. Our time is just as valuable as yours, so please do not arrive late to your check-in/out time without reason (i.e. your flight or baggage was delayed). If this occurs additional fees may be applied at the discretion of the person hosting the check-in/out. We ask that you do your best to communicate with us should there be any changes or delays to your scheduled arrival or departure.
Some properties have strict check-in/out times and if you require times outside of the schedule additional fees will be applied (noted prior to reservation).
Guest and Property Conditions
All people staying in the property must be registered.
If the guest finds any kind of inconvenience or fault in the facilities functioning our office will do our best to solve the problem in a timely manner. Please do realize that this is Argentina and sometimes services are not as readily available as in other countries. JPI does our best to work only with property owners who take a meticulous approach to maintaining their properties. As with homes and apartments anywhere in the world things unforseeable issues may arise and we ask that when renting our properties you do so with reasonable understanding. While we do not personally manage the properties for the owners we also mediate and help solve any problem that may arise (i.e. internet connections, minor repairs etc.).
Rental Services
Vacation Rentals (or Short-Term Rentals) include: common expenses, municipal taxes, water, gas, electricity and (generally) maid service once a week.
Vacation Rentals often include an apartment telephone land-line generally including all local calls or a limited credit for making local calls. Apartments that have a land-line are listed as such in the amenities. To call local cell phones, long distance or international calls and/or to extend the credit for local calls, the guest should proceed to buy pre-paid telephone cards.
Long-Term Rentals generally include common expenses and municipal taxes. Additional utilities expenses will be negotiated in the contract.
Security Deposit
Each rental will require a security deposit or "deposito de garantia". This deposit is a damage deposit held for the duration of your rental term and fully refunded at check-out minus any applicable damages. If there are damages, the tenant shall pay them in accordance with the cost set forth in the inventory. JPI oversees this process in order to assure there are no damages illegitimately applied.
Each rental is subject to different security deposit rates, but are generally applied as follows:
Weekly Rental: 1/2 or full weekly rate (varies)
Monthly Rental: 1/2 or full monthly rate (varies)
1+ Monthly Rental: 1 month rate or more
Pet Deposit will vary with each property.
Cancellation Policy
Unless otherwise noted guests may cancel their reservation without penalty up to 30 days prior to check-in. If the guest cancels after this period then the all monies paid are non-refundable. If the guest wants to shorten their stay without reason, the rental payment made will not be refunded. All reservations made between November 15 to January 15th are during high-season and are non-refundable.
If there is a reasonable unforeseeable problem with the property it will be attended to immediately. If the problem cannot be solved then we will work with the guest to move you into a different property.
